Running a self-managed super fund is one of the most powerful wealth-building strategies available to Australian business owners and professionals. But with that power comes significant responsibility — and significant tax complexity. At Pinnacle Accounting & Advisory, we work with Melbourne SMSF trustees to handle the accounting, tax, and compliance side of their fund so they can focus on building their retirement wealth.
Mina Baselyous is a CPA and Chartered Tax Adviser (CTA) — bringing specialist tax expertise to SMSF compliance and planning. We work alongside your licensed SMSF financial adviser and independent auditor as part of your advisory team.
Important notice: Pinnacle Accounting & Advisory is a registered tax agent. We provide tax and accounting services for SMSFs. We do not hold an Australian Financial Services Licence (AFSL) and do not provide financial product advice or investment recommendations. For investment decisions within your SMSF, you must work with a licensed SMSF financial adviser.
Our SMSF accounting and tax services cover the compliance and tax side of your fund. Here is what we handle for SMSF clients:
An SMSF is not a one-size-fits-all solution. Whether it suits you depends on your balance, your level of engagement, and the specific strategies you want to pursue. The following is general information only — we strongly recommend discussing your personal circumstances with both a tax adviser and a licensed SMSF financial adviser before making any decisions.
While there is no legislated minimum balance for an SMSF, most industry guidance suggests that SMSFs become cost-effective when the fund holds approximately $500,000 to $750,000 or more. With smaller balances, the fixed costs of running an SMSF — accounting, audit, legal, compliance — represent a proportionally larger drag on investment returns compared to a well-run retail or industry super fund. However, this threshold can vary depending on the strategies involved and the complexity of the fund’s assets.
An SMSF is not a “set and forget” investment vehicle. As a trustee, you are legally responsible for the fund’s compliance — even if you delegate day-to-day work to advisers. Trustees must understand their legal obligations, participate in investment strategy reviews, and maintain accurate records. If you want a super fund that someone else completely manages, an industry or retail fund may be more appropriate.
One of the most compelling SMSF strategies for business owners is purchasing commercial property — including your own business premises — through your SMSF. Under Australian superannuation rules, an SMSF can acquire “business real property” from a related party (such as you or your company), provided the property is leased at genuine commercial market rates. The rent paid by your business is tax-deductible, and the rent received by the SMSF is taxed at a maximum of 15% in accumulation phase or 0% in pension phase. If you are purchasing the property with borrowed funds, your SMSF will need a Limited Recourse Borrowing Arrangement (LRBA) and bare trust — a mandatory legal structure under the SIS Act.
Over time, as you contribute to your SMSF and the property appreciates in value, your fund builds equity — in assets you can ultimately sell within the super environment at a significantly reduced capital gains tax rate. This strategy is one reason that business owners with commercial property needs find SMSFs particularly compelling. However, this is a complex area requiring specialist legal, financial, and tax advice. Pinnacle assists with the tax and compliance side; you will need a licensed SMSF financial adviser and a solicitor for the broader structuring.

The Australian superannuation system provides significant tax concessions that make building wealth within super highly attractive for high-income earners and business owners. Here is a brief overview of the key tax advantages:
While your SMSF is in accumulation phase, investment earnings — including rental income, dividends, and interest — are taxed at a flat rate of 15%. This is significantly below the top marginal rate of 47% (including Medicare levy), making super an extraordinarily efficient environment to compound wealth over time, particularly for professionals and business owners in high tax brackets.
Once you commence a pension from your SMSF (subject to the transfer balance cap rules), the income generated by assets supporting that pension is generally tax-free. This includes capital gains on assets sold while the fund is in full pension phase. Transitioning assets to a tax-free pension environment is one of the most powerful features of the SMSF structure.
SMSFs receive a one-third discount on capital gains for assets held for more than 12 months. Combined with the 15% accumulation phase rate, this means an effective CGT rate of approximately 10% on long-term assets in accumulation phase — compared to up to 47% if held personally. For long-term investments such as commercial property or a share portfolio, this difference compounds significantly over time.
Concessional contributions — employer contributions, salary sacrifice, and personal deductible contributions — are taxed at 15% within the fund rather than at your marginal rate. For someone in the 37% or 47% tax bracket, this alone represents a substantial annual saving. Non-concessional (after-tax) contributions enter the fund without further tax on entry, though subject to annual caps. Contribution planning is a key area where Pinnacle’s tax expertise adds ongoing value for SMSF clients.
Running an SMSF involves significant annual compliance obligations that trustees are responsible for — even if they delegate the work to advisers. Here is what needs to happen each year:

From 1 July 2026, a new tax applies to Australians with total superannuation balances (TSB) above $3 million. Division 296 tax is now law — it passed Parliament in March 2026 and received Royal Assent on 13 March 2026. If your SMSF balance is approaching or already above the $3 million threshold, this is something you need to understand and plan for.
Division 296 imposes an additional 15% tax on the proportion of your super earnings attributable to the balance above $3 million (the Large Super Balance Threshold, or LSBT). Combined with the existing 15% fund tax, this creates an effective 30% tax rate on those earnings. For members with balances above $10 million (the Very Large Super Balance Threshold, or VLSBT), an additional 10% Division 296 tax applies — bringing the total effective rate to 40% on that portion. Importantly, the tax applies to realised earnings — dividends, interest, rent, and realised capital gains. The $3 million threshold is not indexed to inflation.
If your SMSF holds illiquid assets such as commercial property, careful liquidity planning is essential to ensure the fund can fund the tax payment without a forced asset sale. Pinnacle works with high-balance SMSF members to model the Division 296 impact and develop a proactive response. Read our complete Division 296 guide for a detailed breakdown of how the tax works and what steps you can take now.

An SMSF accountant handles the tax and compliance work for your self-managed super fund — including preparing the annual SMSF tax return, financial statements, and member account reporting; coordinating with your independent auditor; and providing tax planning advice such as contribution strategies and Division 296 planning. Pinnacle handles the tax and accounting obligations. We do not provide financial product advice or investment recommendations — those services require a licensed SMSF financial adviser.
In most cases, yes. An accountant (like Pinnacle) handles the tax and compliance obligations. A licensed SMSF financial adviser advises on investment strategy — what assets the fund should hold and whether an SMSF is appropriate for your circumstances. Both roles are distinct and important. Having both an accountant and a financial adviser in your team means all aspects of the fund are properly covered. Note: an independent auditor is also legally required and cannot be your accountant.
Annual SMSF costs typically include accounting and tax return preparation (varies by adviser and complexity), annual independent audit ($500–$1,500), ASIC corporate trustee annual fee (approximately $320 for a corporate trustee), and any legal or financial advisory fees. Total annual ongoing costs for a well-structured SMSF commonly range from $3,000 to $6,000 or more per year. At this level, a fund generally needs $500,000 or more in assets before fixed costs represent a sensible proportion of fund assets. A consultation with Pinnacle can give you a clear picture of expected costs for your situation.
An SMSF can acquire “business real property” — commercial property used wholly and exclusively in a business — including from a related party such as yourself or your company. The property must be leased to the business at genuine commercial market rates. This is one of the most popular SMSF strategies for business owners, combining tax-advantaged asset ownership with the practical need for commercial premises. It is a complex area requiring a licensed SMSF financial adviser (for suitability advice), a solicitor (for legal documentation), and an SMSF accountant like Pinnacle (for the ongoing tax and compliance management).
There is no legislated minimum. The commonly cited threshold is approximately $500,000 to $750,000 in fund assets, below which the fixed annual costs represent a meaningful drag on returns. However, specific strategies — such as the desire to hold business real property — may justify an SMSF at lower balances in some circumstances. A licensed SMSF financial adviser can run a proper cost-benefit analysis based on your personal situation.
Division 296 is a new tax, effective from 1 July 2026, that imposes an additional 15% tax on superannuation earnings attributable to the portion of a member’s total super balance (TSB) exceeding $3 million. Combined with the existing 15% fund tax, this creates an effective 30% rate on those earnings (40% for balances above $10 million). The tax applies to realised earnings — dividends, interest, rent, and realised capital gains. The $3 million threshold is not indexed to inflation. If your SMSF balance is approaching $3 million, proactive planning now is strongly recommended. Read our full Division 296 guide for everything you need to know.
